NewZNew (Chandigarh) : The Property Tax on Residential Lands and Buildings falling within the limits of Municipal Corporation, Chandigarh has been imposed commencing from the Assessment Year 2015-16 except for any residential house/flat having area less than 500 sq. ft.

Property Tax

The entire city of Chandigarh has been divided into three zones and the rates of property tax on residential houses/ flats are as under:-

2.    Re.1/- per sq. ft. on the total covered area of all the floors.

II 20, 21, 22, 23, 24, 25, 29, 30, 31, 32, 33, 34, 35, 36, 37, 38, 38(West).

Industrial Area phase I & phase II.

All SCFs situated in the Municipal limits.

80% of the rates of Zone-I
III 39, 40, 41, 42, 43, 44, 45, 46, 47, 48, 49, 50, 51, 52, 53, 54, 55, 56, 61 & 63, others. 60% of the rates of Zone-I
CHB Flats, Cooperative House Building Societies & other residential flats (excluding SCFs) having total covered area of 500 sq. ft. and above falling within MC limits (irrespective of zones). Rs. 0.75 (paisa seventy five only) per sq. ft. per annum.

For the purpose of calculating tax payable on plot area, only the vacant plot area outside the plinth area of ground floor shall be counted i.e. for the plot area of 500 Sq. yards and plinth area of 300 Sq.yards then the vacant plot area will be (500 Sq. yards – 300 Sq.yards = 200 Sq.yard) on which the tax shall be calculated.

All residential houses situated in colonies and villages under Municipal limits have been exempted from Property Tax.

Service charges on Govt. lands & Buildings:- The Govt. Lands & Buildings are also exempted from making payment for Tax so imposed, but such lands & buildings are liable to make payment of Service Charges at the rate of 75 percent of the tax so calculated in the respective zone.

No Tax shall be leviable on Residential Lands and Building upto 300 Sq.yards owned and self occupied (no portion is let out) by the following categories of persons:

  1. Persons, who had served, or are serving, in any rank, whether as combatant or a non combatant, in the Naval, Military or Air Forces of the Union of India.
  2. Widows.
  3. Disabled persons, who are as if being assessees entitled for the time being to the benefits of deduction under Section 80U of the Income Tax Act, 1961.

Self Assessment Scheme:-

For the benefit of tax payers, a Self Assessment Scheme has been introduced from 12.08.2015 to 08.02.2016  (07.02.2016 being   Sunday) wherein

Period Rate of Property Tax per annum
The assessees who will pay the Property Tax within 60 days from the start of Self Assessment Scheme. (12.08.2015 to 10.10.2015) 40% rebate on the rates specified above
The assessees paying the Property Tax from 61 days to 120 days from the start of Self Assessment Scheme. (11.10.2015 to 09.12.2015) 30% rebate on the rates specified above
The assessees paying the Property Tax from 121 days to 180 days from the start of Self Assessment Scheme. (10.12.2015 to 08.02.2016) (07.02.2016 being sunday) 20% rebate on the rates specified above

Self Assessment Forms have also been kept in all the Bank branches (OBC and SBOP)/ e-Sampark Centres. The proforma can also be downloaded from the site of Municipal Corporation i.e. www.mcchandigarh.gov.in The prescribed pro-forma is also available in the Tax Branch, MCC free of cost. Printed pay-in-slips for depositing the tax are available with the respective banks. A person who does not pay the above Tax within the prescribed period of 180 days from the start of self assessment scheme, he/she will have to pay 25% extra over and above the prescribed rates along with interest @ 12% PA or as amended from time to time. The amount of interest shall be payable till the end of the month in which payment is made. It is, therefore, in the interest of tax payers to opt for the Self Assessment Scheme.

Property Tax can be deposited at any of the following locations, FREE of COST

a.    All e-Sampark Centres located in Chandigarh.

b.    All bank branches of Oriental Bank of Commerce located in Chandigarh.

c.    All bank branches of State Bank of Patiala located in Chandigarh.

The tax payers are required to submit the prescribed Self Assessment form in the Bank/e-Sampark Centre.
